Arizona Flat Fee Listing ABCs
A Savings of THOUSANDS of dollars in commissions when selling your home. In the current real estate market, you need a program that enables you to maximize the available equity in your home and allow you to be more competitive when pricing your home for sale. You pay a flat fee of $499 to list your home in the Arizona MLS and you pay NO listing commission!

How a Flat Fee Listing Works
- You purchase the $499 Flat Fee Arizona MLS Listing Package. You may pay online using our secure ordering system if you have a Paypal account. We also accept Visa, MasterCard and American Express. Call 1-888-832-8647
- We will email you all of the necessary forms.
- Complete the forms to the best of your ability. Don't forget to sign where indicated and include contact phone #'s, and a fax number so agents can easily communicate with you.
- Fax the listing paperwork back to us along with photo's of your property (email up to 7 photo's) in .jpeg format to be added to your listing.
- We process your listing paperwork
Your listing will appear on the Multiple Listing Service website within 24 hours.
- A copy of your listing will be emailed to you for your review and final approval.
Within 3-5 days of placing the listing on the Arizona MLS, your listing will automatically appear on Realtor.com and many other internet websites. Any offers we receive on your home will be automatically forwarded to the email address you provide. We also keep a copy of all offers received on your home, per Arizona Dept. of Real Estate rules. Once you accept an offer, please notify us as soon as possible so we can update the MLS.
- If a buyer comes to you that is not working with an agent, we will email you all the standard contract forms necessary to complete the sale. We also offer transaction assistance for an additional fee, paid at successful close of escrow.
How a Traditional Listing Works
Normally, you interview a few Realtors and decide which one you are going to allow to list your home. Many of them will brag and try to sell you on all of the bells and whistles included in their program. This may include newspaper ads, open houses, etc. In their smooth talking sales pitch, they will enlighten you on how their expertise and service is better than the competition and convince you that they can sell your home faster or for a higher price.
For the agent's marketing expertise(?) and hand-holding you will pay a commission on average of 6% of the sales price of your home. Let's put that in perspective: For a $300,000 house at 6% commission you will pay $18,000 to sell your home.
Reality Time - The listing brokerage places your listing in the Multiple Listing Service (MLS). The MLS is a database of all of the houses for sale in a certain geographic area. For example; In the Phoenix metro area covering Maricopa and Pinal County, Realtors use ARMLS ( Arizona Regional Multiple Listing Service ).
So back to the facts - Your listing broker places your listing on the Arizona MLS and waits for another agent (working with a buyer) to find it. The buyer's agent will set up a showing for their buyer. If this particular buyer places an offer and the sellers accept the offer, the total commission is split between the Listing Agent and the Selling Agent (the agent representing the buyer). Normally the commission split is 50/50.
With our program, as the listing brokerage, we replace our half of the sales commission with a FLAT FEE payable up front. You set the price you would like to offer for your home and the commission you will offer to a Buyer's Agent, keeping in mind that commissions are not set by law. This commission is payable ONLY if a licensed Arizona real estate agent brings the buyer, you accept their offer, and the property closes escrow.
One of the reasons our customers love our plan so much is because when you list through Unique Homes Realty you always retain your right to sell as a FSBO (For Sale By Owner) and pay NO commission. That's right! You always have the option to sell it yourself and pay zero commission.
Will you be sacrificing great customer service or receive a below-par MLS Listing? NO! Our listings look just the competition's (sometimes better!) They will be accurate and always up-to-date because you can make changes any time and as often as you wish.

What you get for 3% vs. 6%
We asked survey respondents who had sold homes how much commission they paid, then compared that with what they said they received for their money. The results show that the higher commission didn’t always translate into more service or better results.
